A traditional late-Victorian home from home located in the vibrant market town of Kendal, also known as “The Gateway to the Lakes”

Lyndhurst Guest House is a friendly, inclusive, and green bed and breakfast located in South Lakeland.

Yvonne, your welcoming host, ensures that all dietary needs are catered for with prior notice. Our delicious breakfast can be vegetarian, vegan, gluten or dairy free. There’s a good selection on offer which ensures you can have what you want, rather than having to have what’s left. Cake on arrival in your room can also be vegan or gluten free, as can the biscuits - which we don’t scrimp on and you’re always welcome to more!

Lyndhurst loves to make a difference where it can. Surrounded by the beautiful Lake District, we are inspired everyday to do what we can to protect our lush landscape. Low food waste, recycling, and green energy are just some of the ways we’re doing our bit.

The Rooms

Cosy, comfortable, and ensuite rooms ensure you are at ease for the duration of your stay. We have a selection of single, double, and super king sized beds. Many of our rooms overlook the river. Each of our rooms are equipped with tea and coffee making facilities, a TV. There is free high speed Wi-Fi throughout the Guest House, free parking on the street. Should there be anything else you need, you are always welcome to ask.

Kendal

Kendal is a market town based in South Lakeland. Often described as “The Gateway to the Lakes”, it makes a wonderful base to explore all of the Lake District without being confined to being seasonal or a “tourist trap”.

Kendal is vibrant with arts, culture, and events year round and allows guests for a proper taste of Lakeland life. Whether you want to explore the historical Abbot Hall Art Gallery, immerse yourself in the Brewery Arts Centre, or indulge in the 1657 chocolate house there’s plenty to do within a 10 minute walk away.

If you’d like to explore further afield, Kendal makes a good base for visiting well known Lake District spots. Windermere is accessible by a short train, drive, or bus ride. If you are looking to put your walking boots on, there’s plenty of famous and lesser known walks alike near Kendal depending on your mood. Please do ask Yvonne for recommendations.

Welcome to the Lyndhurst Guest House, Kendal.

From the South Leave the M6 at J36 heading towards Kendal for 6 miles. After the BP Garage (Prizet Services) on left, exit following A6 Kendal South. Follow A6 to traffic lights and turn right onto Romney Road. Take second left onto Park Avenue and continue to the end of the street. Lyndhurst is at the end of the street, in front of you to the left.

From the North or East Leave the M6 at J37 and follow A684 towards Kendal for 6 miles. Turn left following the sign for South Kendal. After 1 mile, turn left at T-Junction. After passing a Shell Garage on left, turn right at the next roundabout, signed M6, Lancaster. Cross bridge onto Romney Road and take second right onto Park Avenue. Lyndhurst is at the end of the street, in front of you to the left.

Arriving by Train Kendal and the South Lakes are serviced by the West Coast Main Line station at Oxenholme, approximately two miles from Lyndhurst. The town also has a branch line station, a 35 minute walk from Lyndhurst. Taxis are available from both train stations.

Terms & Conditions

Thank you very much for choosing Lyndhurst Guest House as you accommodation provider here in Kendal. I cannot wait to meet you. Please read the terms and conditions of your booking below.

Your Deposit: - A deposit of £45 per room is deducted from your card to secure your booking. - The deposit is non-refundable, however should you cancel earlier than 3 days before your booked arrival date, I will carry forward that deposit for future bookings (up to a year from time of cancellation) .

Your Booking: - A reservation forms a legal contract for the total cost of the booking. In the event of a cancellation less than 21 days before arrival, the total cost of the stay and an admin fee of £30 will become payable ( in other words the system will initiate a card transaction). Non arrival constitutes a cancellation. If you need to cancel please contact us immediately. You may wish to consider cancellation insurance which can be obtained from any good broker. - Unfortunately, we are unable to accept pets or children younger than 15 years.

Lyndhurst Guest House has to reserve the right to cancel your booking, but only under circumstances out of my control. I would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then I would refund all monies paid by you. My liability would not extend beyond this refund.

Your personal check in time is between 3.00pm and 9.00pm. However, with prior notice an earlier or later check-in time can be arranged. Unless otherwise arranged check out is 10am.

Our House Rules

I am delighted to welcome you to Lyndhurst. As well as being a guest house, Lyndhurst is also my home and I ask all my guests to respect this.

For the comfort of all my guests, I operate a strict non-smoking policy throughout the house. Should you disregard this policy you will be asked to leave and the balance of your stay, plus any extra cleaning costs, will become payable immediately.

Takeaway food is not allowed in bedrooms, however you are welcome to use the dining room for eating - please just let me know.

Unfortunately, I am unable to accept your pets at Lyndhurst - sorry.

Lyndhurst Guest House Access Statement

Introduction: Lyndhurst Guest House (LGH) is a late Victorian town house in a quiet riverside location near to the centre of the old market town of Kendal. My aim is to cater for the needs of all my guests in this seven-bedroom guest house. The following statement is a summary of provisions. If you have a query that is not covered please don’t hesitate to contact me on 01539-723819 and I will do my very best to assist.

Pre Arrival: - There is a bus stop (from the south) outside Kendal College, about 100 meters distance and another (from the north) 50 meters away. There are frequent services from Carlisle, Keswick and Lancaster as well as numerous local services - The main bus station is 15 min walk away - Both Oxenholme (mainline) and Kendal Railway Stations are a five-minute taxi ride away. Having used both train stations personally I would suggest to leave the train at Oxenholme as it is much easier to catch a taxi or bus from that station. - There are a number of Taxi firms in Kendal and I am happy to inform you about contact details. - For availability, tariffs and directions please visit the website www.lyndhurst-kendal.co.uk

Arrival & Car Parking: - A personal check in is provided between 4 and 6pm. Should you wish to have an earlier or later check in the, with prior notice I am able to provide a self-check in. - Rooms are generally ready for your arrival from around 2pm - Check out is at 11am on the day of departure. - Parking is on street and free of charge. Parking restrictions apply to the road side joining the river between 8am and 6pm. - I offer assistance with luggage and am happy to store luggage pieces safely during your stay

Main Entrance: - There is one 10cm step and five 20cm steps up to the front door. Handrails are along the five steps up. - An outside light is immediately above the door, which is lit from dusk to dawn. - The front door is generally locked but there is a door bell to the left of the door. - The door is 100 cm wide and opens fully into the hall.

Guest Accommodation – Public Areas: - All rooms on the ground floor are on the same level – there are no steps. - The hallway is 145cm wide and leads to the guest lounge/office, dining room and stairs. - In the hall way itself is some local information (i.e. emergency contact numbers, tariffs and a map of the town) and a fire extinguisher displayed - The staircase to the first floor bedrooms (1-3) is 100cm wide with a hand-rail on the left side. - It is 13 steps (each 15cm high and 22cm deep) followed by a further 4 steps (turning through 180 degrees) onto the first floor landing. - The first floor landing (92cm wide and a hand-rail to the left) leads to the 3 first floor bedrooms. The corridor to the left leads to rooms 2 and 3 (varying width from 100cm to 120cm). The corridor to the right (110cm width) leads to room 1 and the staircase to the second floor. - There is a permanent “maintained” safety light and a fire extinguisher on the first floor landing. - The staircase to the second floor (85cm wide with hand-rails on both sides) leads to bedrooms (Rooms 5-8). There are 15 steps, each 18cm high and 24cm deep leading to a small hexagonal landing. - There are time-delay light switches on the top and bottom of the staircase to the second floor. - The whole house is fitted with a medium pile carpet. - There is central heating through the house. - There is no public WC. All bedrooms are en-suite.

Lounge/Office and Dining Room: - Both lounge/office and dining room are accessed from the hallway through 85cm wide doors. - There are real flame gas fires in the lounge/office and dining room - Guests are greeted in the lounge/office and are welcome to use it at any other time. - A selection of magazines, local newspapers, maps and walks is available in the lounge/office. - Breakfast is served in the dining room: there is one circular table, 3 square tables (seating 2) and one rectangular table (seating 4). Hence breakfast is organised in a rota system. - Should you wish to bring a takeaway back to the guest house in can be had in the dining room but please NOT in the bedrooms.

Bedrooms: - There are 7 bedrooms situated and the first and second floor (NO ground floor accommodation). - All rooms are en-suite and are fitted with shower, WC and wash basin and waterproof non-slip flooring. - There is a complimentary refreshment tray, an alarm clock, a hair dryer, guest information and TV in every room. - All rooms are equipped with quality orthopaedic beds. - Anti-allergenic duvets and pillows are used throughout the bedrooms. - Reading lights are installed above each bed. - Extra blankets, ironing facilities and sewing materials are all available on request

Bedroom 1 - Is on the first floor to the right at the foot of the second staircase, and has an 80cm wide door. - The room has a 3ft single bed with access from one side. There is a wardrobe cupboard next to the shower room; both of those doors are 76cm wide. - 2 steps lead into the shower, of 17 and 25cms hight

Bedroom 2 - Is in front of you on the first landing, and has a 76cm wide door. - The room has a 3ft single bed with access from one side. There is a wardrobe cupboard with a 61cm wide door. - The bathroom door is 76cm wide; there is one 18cm step up into the shower, which has a folding sliding door.

Bedroom 3 - Is to the left of the first floor landing, and has an 82cm wide door. - The room has a 4ft 6in double bed with access from both sides. There is a small open hanging space. - The bathroom door is 76cm wide; there are two steps up into the shower of 12 and 17cms high.

Bedroom 5 - Is to the left off the small second floor landing, and has an 80cm wide door. - The room has a 4ft 6in double bed with access from both sides. - The bathroom door is 68cm wide and there is one 28cm step up into the shower.

Bedroom 6 - Is in front of you off the small second floor landing, and has an 80cm wide door. - The zip & link super king size bed (6ft) has access from both sides. - The bathroom door is 65cm wide; there are two steps up into the shower of 11 and 17cms

Bedroom 7 - Is to the right off the small second floor landing, and has an 80cm wide door. - The zip & link super king size bed (6ft) has access from both sides. - The bathroom door is 68cm wide and there is one 28cm step up into the shower.

Bedroom 8 - Is to the left of the small second floor landing, and has an 80cm wide door. - The room has two 3ft single beds with access from one side. - The room has a “Velux” roof window. - The bathroom door is 76cm wide; there are 2 steps up into the shower of 10 and 18cms.

Additional Information - There is a zonal fire alarm system with heat/smoke detectors and alarm sounders in every room. In the unlikely event of fire, all alarms will sound, and the building should be evacuated via the stairs, landings and hallway through the front door. Please advise us if you have impaired hearing and may not hear the alarm. - It is against the law to smoke in the house. - Wi-Fi is free for guest use. - Happy to cater for special dietary needs or choices, however prior notice is essential. - Medication and small amounts of perishables can be refrigerating. - During your stay you will have access to your room and the house with your own set of keys.
